Where are all of the homes for sale in Scottsdale?(specifically available inventory to purchase ). Long escrow periods have given the illusion that there are move homes for sale in Scottsdale, and all valley cities, than there actually is. This week, three buyer’s emailed me and said “ do you not want my business? ” …i.e. do you not love me…. They then asked when I followed up. Why are you not sending me homes?

I went and looked at their query of homes that I set up in the AZ multiple listing service (AZ MLS) to send them homes when they come on the market and there had been no new homes that met the needs that have recently come on the available market.  (some people have been used to receiving many homes each week).  Therefore, there were no homes to send them.

Please understand I replied, we want your business, we want to send you homes. We worked with lots of buyer’s, we live off the money we make from helping people find homes.  There is nothing more important than sending homes that meet the needs that you, our client, described to us.  So the questions begs, why would we not be sending you homes as you requested?  Simply, the inventory is low (inventory is 50% less than November of last year, currently under 20,000 – last year nearly 40,000 were available) meaning less available homes for sale in Scottsdale to send you.  I know this is contradictory to what you read or see in the media, but simply stated, the media is flat wrong and misleading in their projections.  We do not have a secret stash of Scottsdale homes for sale, there are no extra North Scottsdale homes lying around.  The North Scottsdale foreclosures are get bought up.  We are not saving the good View homes or Foreclosures for special home buyer’s.  If you are working with us you are our special buyer.  Please know that we feel for you, we want to find you a home.  So we need to worked together on our new game plan.

Here is the new game plan for buying a home for sale in North Scottsdale (Scottsdale/phoenix area).  There is new inventory (homes for sale) coming on the market (just less than recent past), but the difference is now the good homes are selling very fast when priced at market price. Homes priced right are selling in less than 24 hours in some cases.  We are seeing multiple offers on these hot properties (homes that are upgraded or great views or neighborhoods with highly regarded schools, or foreclosures price at basement prices) as well with multi bids coming in over asking price.  This is why it is important to have an agent (knowledgable buyer broker) with your interest at heart that knows what you want, is able to identify properties as soon as they come on the market.

Then, all you have to do is let us know you are ready to buy and we will stay on top of the homes as they immediately come out because if you are not ready to pull the trigger then the property we identify will be sold once you get around to making a decision.   Tire kickers are being left in the dirt during this market of low supply, putting in offers 20% below asking price are being ignored.    We are more than excited to work with you but just want you to be prepared for the market we are in.

Once you identify that you are ready.  We drive out to theNorth Scottsdalehomes (or where you are interested) instantly, we will take extra photos, video  pull comps and deliver all to you in a timely fashion for you to make the best decisions for you and your family.  We will do everything it takes to make sure you have all of the pertinent information to make a decision.

Once you get started with us, we will email you all available listings (from all brokers valley wide) so you can also identify properties that look appealing to you and send to us to do the research for you.  We need your input as well.

Am I going to get a great deal?

If there 3 people bidding on a house, the house is going to sell for over asking price in most cases, so be prepare for this.  You are still getting a great deal, prices are off 46% in Scottsdale.  Prices have been in a bottom pattern for past year as supply has been driven lower than average.  Homes are listed at current market prices so the discount is already built it, you no longer get a home for 20% off list price.  We will send you the comps and if ( once in a while) the home is overpriced then we are willing to put in a lower offer.  But if it is priced at comps or below, if you want to buy the home, you better come in at or above asking to get the home.  The proof is in the pudding.
