Outline of The Sibbach Team Distressed Property Experience (We suggest buyers and sellers to get legal advice from an attorney early in the process and often througout the process when dealing with short sales and distressed properties)

We sold our first North Scottsdale foreclosure in 2008. We sold our first North Scottsdale short sale in early 2008. At that time, I was just trying to get the best deal for my client. They were experiencing some financial difficulty. They were encountered with a situation that they were very unfamilar with and asked me to sell their property to get out of it. I first found a buyer for their property then I negotiate with the bank who wanted to know their financial position, what I have done to procure the sale, my credentials, the financial position of the seller. After many conversations on behalf of my sellers, the bank agreed to sell the property for less than was owed on the mortgage, realease them from their debt.

The next week, I went to a class to learn about short sales and how to negotiate them. I then learn that I had already successfully completed one exactly how they were describing. I was just doing my best for the client. I did learn alot as I received my CSSN (Certified Short Sale Negotiator), later sending my team members to the same class as it really open my eyes to some of the best negotiating tactics for completing short sale. I realised that there were so many moving parts in a short sale that I would need to to recieve continual training to stay ahead of the trends. I attended a couple more classes on short sales and foreclosure, reading as much as I could and asking alot of questions from those who had more experience. I then completed a couple more short sales and foreclosure. I even went down town to bid on a couple of auction properties for myself and for my clients. I attendeded short sale summits and went to class for 16 more hours to get my CDPE (Certified Distressed Property Expert) and before you know it the Sibbach team has been involved with over 50 distressed properties over the past several years.
