This past weekend I focused in on McDowell Mtn Ranch active listings, particularly those under the $400,000 mark. Here’s an interesting group of facts about the market for those homes. In the 12 months preceding today’s date, there were 218 single family homes sold in MMR. That equals an average of 18 sales per month. Currently, there are 34 active homes for sale (and I’m aware of at least two that are about to go under contract). That represents less than two months supply of homes available!
Selling a home in McDowell Mountain Ranch
Given that a balanced market would have 4-5 month’s supply, I see sellers in control and expect short market times for quality homes and continued price increases in the short term.
The Best Home For Sale Under $400,000
I viewed all five listings for single family homes over the weekend, one of these has already gone under contract. Of the five, there was one clear winner. It is a 3Bed/2Bath single story home with a two car garage. It’s in great condition and has a premium lot, backing to a natural desert wash area, and offering wonderful views of the McDowell Mountains. Listed for $251/sq ft, the total list price is $389,000.
