As home values continue to rise, more and more homeowners are getting ready to list their homes. With that, sellers are faced with a very important question; Who to pick as the realtor to list their home and get them top dollar.
With so many agents available in Paradise Valley, Arcadia, and all throughout Scottsdale, it can be overwhelming when it comes to picking the right one. That’s why I put together a list of the top 3 questions to ask your Realtor®. Now before I get into the best questions that you should ask your realtor, I wanted to run through the top questions that didn’t make the list;
- How much do you charge?
- How long will it take my house to sell?
- How do you market your properties?
- When is the best time to sell?
- How many homes have you sold in my neighborhood?
- Why should I choose you?
These 6 questions are the ones I hear most often. They are the questions that every top realtor is prepared to answer. I have to admit, I like it when sellers throw me a curve ball from time to time! I like “realtor questions” that I’m not as prepared for, because then home sellers get to hear the real difference between my experience and some of my competition. Here are three I’ve recently heard that I appreciated.
Number 3 Realtor® Question: How many showings should I expect each week?
Expectations are the key to success! If you’re selling your home, wouldn’t you like to know the probability of having a showing every day vs once a week? I know it’s a pain to be cleaning, leaving the lights on, opening the curtains or blinds, vacuuming, and sweeping off the patios. Will you need to do that every day or once a week? Whatever the answer, you’ll want to be prepared.
Number 2 Realtor® Question: What single upgrade will bring me the greatest return?
The majority of homes in our area were built between 1970 and 2004. Adding a pool, updating cabinets, replacing countertops, adding a bathroom or replacing your flooring are all items that could get you a positive return on your dollar… as long as they are done wisely. Even newer homes that are less than 10 years old can see a value variance of 15% for the exact same floor plan based on interior upgrades. Number 1 Realtor® Question: How accurate are your estimates of property value, upgrade costs, and ROI?
Anyone can throw out random numbers. It takes experience to throw out accurate estimates. Ask your real estate agent to speak to another client that was in a similar situation. Were the estimates on property value correct? Where does your agent document what they estimated the sales price to be, then compare it to what the house actually sold for? Read the reviews on Google, Zillow, Yelp, Trulia, or the Better Business Bureau.
