Hi, my name is Jeff Sibbach, and I’m here to discuss the Grayhawk Homes for Sale Report for January 2012. So, we’re gonna start with a year ago numbers for comparison.
January 2011 we sold 23 homes in the Grayhawk area, for an average of $160.06 per square foot. We sold 3 Grayhawk bank owned homes averaging $151.03 (per square foot). There were 12 Grayhawk single family homes for $181.00 a square foot. And for Grayhawk townhomes and condos; there were 11 sales for $137.05 a square foot. Then, December of last year we also sold 23 Grayhawk homes in the month, and the average was $151.00 (per square foot). So, from January to December the prices were a slight bit less.
There were 5 Grayhawk Foreclosures (homes) sold in December of last year, for an average of $117.97 a square foot, which is a significant reduction from January of last year. There were only 2 Grayhawk short sales sold in all of the Grayhawk subdivisions in December for an average of $117.68 a square foot.
The single family homes in Grayhawk real estate were at 8 total sales at $184.93 a square foot. That was just a touch bit more than the earlier part of the year. There was 15 Grayhawk townhomes and Grayhawk condos sold at $133.42 a square foot. This number was slightly less than January of last year.
So to get to this year’s numbers: Grayhawk Real Estate Sales for January 2012; there was 24 homes sold, so the numbers have remained pretty consistent and the demand has remained pretty strong. We averaged $149.61 a square foot, just a little bit off, maybe about 1% off of January’s numbers. Typically January’s numbers are the worst of the year, because the homes are typically bought in December where there is the week-est demand.
We sold 3 Grayhawk real estate’s bank-owned homes in January of this year at $120.18 a square foot. There were 6 Grayhawk short sales which was more than December, but of course less than the previous January. The Grayhawk short sales averaged $135.36 (per square foot).
Grayhawk Homes for Sale, single family homes; there was 9 sales of the 24 averaging $173.85 (per square foot). And the town homes and condos were again 15 sales for the month averaging $135.07 (per square foot). Grayhawk real estate has 64 active homes, 33 of which are single family homes. The rest are town homes and condos. There’s 45 homes that are either AWC which means Active With Contingency or pending; so 45 under contract. And then there’s 10 of the Active homes that are either Grayhawk short sales or Grayhawk foreclosures. This is by far the least amount we’ve seen in a long time. We’re definitely starting to see the distressed inventory go down.
