Being a top Scottsdale Realtor doesn’t always matter

top scottsdale realtorsI define being a top Scottsdale realtor as being in the top 1/10th of 1% of all realtors in Arizona. When you rank real estate agents based on sales volume, my team and I are proud to among the best of the best. Last year we sold about $24m in homes mainly in the North Scottsdale area ($18m was my business and about $6m was contributed by my team). This year we’re planning on upping that number to $50m. Needless to say this group of top Scottsdale real estate agents are focused on taking care of clients, following up with new inquiries, and seeing more houses than any other team in the Valley. Our secret is simple; we just work harder.

Ok back to the story. Just because we excel in our business of selling homes for top dollar doesn’t mean people always want to hear what we have to say. One of our faults is that we tell people the truth, even if it hurts. We recently had a conversation with a home owner that was insulted when we shared the comps for his home. Your comparable source is substandard. I think that you need to go to Zillow.com to bring yourself up to date in our area.

Shot through the heart! Zillow? He prefers automated tools over boots on the ground experience? That one got me.

So I shared that Zillow published accuracy data for their area and zestimates are not within 20% of the actual value 26% of the time. In real numbers that means on 1-in-4 homes worth $700k they have it listed outside of the range of $560k – $840k. Kind of a big range. I also shared that our data source (ARMLS) is the same source that all appraisers use. And of course I had my salesman hat on so I pointed out that we have seventeen 5-star reviews on Zillow from happy clients that have gotten top dollar for their homes.

I became a top Scottsdale realtor by telling the truth about price and condition. The bottom-line is that I take listings that sell. I see more transactions than most realtors so I’m prepared for most situations and so are my clients. Being ranked in the top 1/10th of 1% did not matter this time. And cue the cliche… you can’t win ’em all!
