Sibbach’s Distressed Property Experience
We sold our first foreclosure in 2008. We sold our first short sale in early 2008. At that time Sibbach was just trying to get the best deal for his client. They were experiencing some financial difficulty. They were encountered with a situation that they were very unfamiliar with and asked Sibbach to sell their property to get out from under it.
First he found a buyer for their property then he negotiate with the bank who wanted to know his clients financial position, what was done to procure the sale, Sibbach’s credentials, and the financial position of the seller. After many conversations on behalf of the clients the bank agreed to sell the property for less than was owed on the mortgage and release the sellers from their debt. #WIN
The next week Sibbach started attending classes to learn about short sales and how to negotiate them. Then he learned that he had already successfully completed one exactly how they were describing. He was just doing his best for the client. This is why the Sibbach Team is where it is today.
Sibbach didn’t stop there. He continued his education and received his CSSN (Certified Short Sale Negotiator) designation and later sent team members to the same classes as the additional education truly opened his eyes to some of the best negotiating tactics for completing short sales. Sibbach realized that there were so many moving parts in a short sale that he would need to to receive continual training to stay ahead of the trends.
He attended a couple more classes on short sales and foreclosures, reading as much as he could and asking a lot of questions from those who had more experience. He then completed a couple more short sales and foreclosure. I even went downtown to bid on a couple of auction properties for himself and his clients. After attending short sale summits and going to classes for 16 more hours he received his CDPE (Certified Distressed Property Expert) designation and before he knew it the Sibbach Team has been involved with over 50 distressed property sales during those dark years.
