Home Search Process

We understand the home search is a grueling process, so our goal is to help you navigate all of the available information to help you make a good buying decision. We have a team of buyers agents, lead by Jeff Sibbach, that focus on providing the best home buying/search experience of your life. We wanted to outline the home search process so we can help identify what stage you are in and how much attention you wish to receive from us.

We represent you and want to help you find the home of your dreams and will work very hard to earn your business. Homes & Land Magazine ranked us one of the Top Ten Buyer’s Agents in the entire Phoenix-metro area because of the level of service and success we have in helping clients find homes.

Information Gathering (typically more than 90 days out) – identifying where you want to buy a home. Discuss whether financially this is going to work for you. At this point, you begin to identify areas, cities, communities, school districts, or country clubs that you want to consider as you begin your search. Once you share them with us we can give you input on price ranges, features of the different areas and homes, and drive times to work, school or the golf course. We also like to email you new listings based on the specific criteria you provide. You can either receive listings in an email to you or you can choose to view on a private website or portal set up specifically for you.

Identifying properties that are of interest – this is the time when you begin to evaluate particular homes of interest with a closer eye including visiting many of the properties. At this time, after we have met with you and understand your needs thoroughly, we will be on the hunt for you, previewing new and existing listings or even pocket inventory on the market and identifying homes that meet your needs. We often will take extra photos or videos for you and send them to you if you are unable to visit the property. We will take measurements or search for floorplans, we find the things you need to do a proper evaluation.

Make an offer – We research the active, pending, and recent sales in the surrounding area, neighborhood(s). We help you sort out all factors affecting your decision, evaluate the trends of the market, weigh in our experience in selling and negotiating to help make the best offer to get the property at the best price.

Negotiate a Success Closing – Once our offer is accepted then we start the due diligence to ensure the property is acceptable in its condition. In Arizona, real estate repair negotiations are “round two”. Once all parties agree on the list of repairs to be completed we see the transaction through to Close of Escrow.
